Estates & acreage

Wells, water rights, septic and access. The stuff that matters most on rural property.

This is for you if

The property has some land, a vineyard or orchard, a long driveway, or a view that's the whole reason you want it.

Country property comes with questions you never think about in town. Does it have irrigation water, and are the rights current? How does the well hold up in August? Where's the septic, and what will the county let you build?

I'll help you ask those questions early and get real answers. That can mean looking into water rights, testing the well's flow and water quality, inspecting the septic, checking zoning and easements, and finding out what the road is like in winter and how the property would do in fire season.

Whether you're buying a few acres outside Jacksonville or selling a home up in the hills, these details have a big effect on what the property is worth.

What I won't do

I won't tell you to sort out a water or septic question after closing.

Let's meet

Whenever you're ready, I'd love to hear what you're thinking.
